Thank you for considering our community as your future home. As part of the application and leasing process, we believe in full transparency regarding all fees and requirements.
Application & Move-In Fees
- Application Fee: $75.00
per applicant (18+)
Application fees are non-refundable. - Holding Deposit: $200.00
due at the time of application
The holding deposit is non-refundable if the application is canceled after three (3) business days. - Security Deposit: Based on screening results
- Administrative Fee: $300.00 (due at move-in)
Pet Fees
- Non-Refundable Pet Fee: $300.00 per pet (due at move-in)
- Monthly Pet Rent: $35.00 per pet
Monthly & Utility Fees
- Water & Sewer: $63.00,$73.00,$83.00 (based on unit size)
- Building Fee: $17.00 per month
- Electric Service Fee: $30.00 per billing cycle if utilities are not placed in the residents name
Additional Fees
- NSF Fee: $35.00
- Late Fee: 10% of monthly rent if payment is not received by the 6th of the month
- Early Termination Fee: Equivalent to one month of base rent plus any concessions received
Pet Policy
- Maximum Pets Allowed: 2
- Maximum Adult Weight: 65 lbs per pet
- Allowed Pets: Dogs and cats
Requirements:
Pets must be house-broken and properly vaccinated.
Breed Restrictions:
Breed restrictions include, but are not limited to: Akita, Husky, Chow Chow,
Pit Bull, Doberman Pinscher, Presa Canario, Elkhound, Rottweiler, German
Shepherd, St. Bernard, Great Dane, and Wolf Breeds.
Renters Insurance Requirement
Knollwood requires all residents to maintain renters insurance with:
- Minimum Liability Coverage: $100,000
- Minimum Personal Property Coverage: $10,000
